Commercial roofing systems have the potential to develop problems over long periods of time. Today, we’re going to hit on two of the most common commercial roofing system problems.
1.) Billowing Substrate: This means that the substrate (the surface upon which the roofing or waterproofing membrane is applied) becomes stretched and detached. This can happen to commercial roofing systems using single-ply roofing materials.
2.) Ponding Water: This is a common concern with low-slope commercial roofing systems. Sometimes, water can begin to pool in low areas. When this happens the seams become soaked and begin to fail, causing cracks to form.
These are two major problems with commercial roofing systems.

Fall is the best time to discover and correct those pesky problems, because the weather hasn’t become too terrible and that makes it much easier to fix the roof.
